Making An Offer?

Before the offer to purchase is created, it is very important that you have been at least

pre-qualified or better yet pre-approved by a lender.

 

This is one of the best negotiating tools a buyer can have. It shows the seller that you

are financially able to purchase the home. After you have found the right home, it is

time to prepare the offer.

 

In the state of Kentucky when you are buying a home, the seller is required by law to

give you a disclosure on their home.  This form is very thorough and will give a picture

of the condition of the home but does not discount the value of having a home

inspection done on the property. 

 

At Integrity we provide you with comparable sales, information on what the current seller paid for the home and when he purchased the home. We can ask why they are selling but sometimes we cannot get a full picture of why they are selling.  Asking what improvements the seller has made to the home can be helpful in establishing the home's current value.  We use all available tools including RPR (Realtor Property Resource) to assist in establishing a range of value as well.  Public and Private school information can be obtained for the buyer.  Access to Restrictions and HOA information shall be provided as well as Flood plain information. 

 

In preparing an offer we ask the buyer a lot of questions and read through the contract so that all details are covered:

How will the home be financed? Amount down? Type of loan? Interest Rate and terms? Who is the lender?  We will also attach the buyer's pre-approval letter to the contract. 

 

What personal property will remain, and what does the  buyer want removed?

Inspection time periods ?  These will be detailed entirely.  

 

Closing time frame? This will also be detailed entirely.  

 

Any additional provisions? 

 

Contingencies?  Special financing? 

 

Agency Disclosure. An agency disclosure will be prepared detailing who is working for whom?
