First Time Homebuyer?
Here are some Helpful Hints to get started:
Pre-Qualification: Contact us for names of reputable loan officers. You will need to meet
with a mortgage loan officer to determine your price range and know what you can afford.
Pre-Qualification Letter: With a pre-qualification letter (sometimes called a pre-approval
letter), sellers will be much more receptive to potential buyers. A pre-qualification letter is
given once a lender has reviewed your credit report and is a quick process. It is subject to
verification of income, employment, debts, etc. Click here for a list of items typically
requested by the lender. Knowing your price range will keep you from falling in love with
a home you cannot afford and being disappointed.
List of Needs & Wants: Make 2 lists: A "Must Have" list and a "Wish" list. Some things to consider for your lists are: (format below)
Number of Bedrooms & Bathrooms
Location (proximity to work, schools, etc)
Garage
Basement
Outdoor space
Style of Home (ranch, 2-story, walkout basement, etc.)
Special Needs such as wide doorways, higher countertops or limited steps
Realistically, first-time buyers probably will not get everything on the wish list, but it will keep you on track during your search.
Representation by a Professional: Find a REALTORa that has your best interest at heart. Click here for testimonials from Integrity Real Estate clients. RealtorsXX have all the great tools including apps to enhance your home search. Contact Us
Be Objective: Instead of thinking with your heart when you find a home, think with your head. Does this home really meet your needs? Could something like a coat of paint or new flooring improve the space?
Expenses Paid Prior to Closing once you find Your Dream Home: A few extra dollars well spent now may save you big expenses in the long run.
Be prepared to have funds available for these typical expenses that are strongly recommended.
Good Faith Deposit (made at time of offer)
Inspections (home, termite, radon, etc)
Appraisal
Survey
All the above may seem rather overwhelming. That is why having a professional represent you and keep track of all the details for you is highly recommended. Please contact us directly to discuss any of these matters in further detail.
